There is a games room of 80m2 with pool table, table tennis, table football and tv all included in the sale. There is a laundry room and storage room at the back of the games room and a log store to the side (inside).
The gites can also be let out as a whole for families or used for conferences. We have had several conferences held by my friend with his own business with the games room used for food and talks.
The courtyard is 160m2 and easy maintenance with watering system. This includes a spa lounge pool with jaccuzi and swim jets and garden seating area (both are shared between the gites). Each gite does have it's own terrace facing south. The garden has several large flowers/plants/trees which flower at different times of the year starting end of march/april the Purple Wisteria over the house terrace is over 120 years old is first to flower and can flower several times until it's final flower in October, next is a large pink rose tree being trained across the terrace for the smaller apartment above the studio, next is a large jasmin both of these are on the main wall of the gites inside the garden, next is 2 large pink lauriers. There are lots of smaller jasmines and other plants around the garden. The garden gets the sun until early evening.

Main House
Maison de maitre style character stone house with original tiles throughout, 291m2 floor plan over 3 floors with Habitable space of 210m2, All large rooms with the smallest bedroom being 15m2. The road outside the front of the house narrows so only one car is allowed to pass at a time, There is a smaller access road behind where the gites entrance is. It is a very quiet area with a few neighbours Just off the centre of the village within easy walking of everything. Gas central heating on all floors by combi boiler. Wood burner fitted in 2022, There is the opportunity to make part of the house bed and breakfast or the whole house bed and breakfast then live in the large gite with it's own entrance and private roof terrace. You can also split the house into 2 apartments which has been done by us previously when we moved off site for a couple of years (will need work). There is fibre internet connection (currently 1200mb coming in) this goes onto a mesh system which covers the gites as well so wifi is everywhere (this will be left in place).

Ground Floor
Entrance from front door into a porch area for coats, shoes etc. into a Large hallway with stairs leading up to first floor, Left is a open large lounge dining room with doors onto the terrace, Right is the kitchen (refitted 2020) with granite worktops and marble topped island, a small hallway to a back door onto the terrace. A laundry room and good sized bathroom refitted in 2021 also come off this hallway.
Outside
Large terrace of 30m2, Dining table for 8 plus 2 seating areas (one sun/one shade) and bbq area. This side of the house faces west and is great for sun most of the day and cooler evenings. The dining area is covered by a beautiful purple wisteria which is over 120 years old. There is a well under the terrace which is accessible to view.
